Cousins Properties has engaged DCG to provide land planning, civil engineering and land surveying services for its 300-acre industrial and commercial business park currently under construction in Jefferson, Georgia. Located near Interstate 85 and U.S. Highway 129, Jefferson Mill Business Park will provide, when completed more than 3.2 million square feet of office/warehouse space and more than 325,000 square feet of commercial space. Proposed office/warehouse buildings will range in size from 20,000 square feet to 785,000 square feet, while commercial space will range from 8,000 square feet to 80,000 square feet.
DCG is assisting Cousins Properties by providing land planning, civil engineering, and land surveying services for the development. Land planning services provided for the project include: master planning, assistance in obtaining rezoning approval from the City of Jefferson, and assistance in obtaining DRI approval from the NEGRDC. Civil engineering services provided include: feasibility studies; full construction plan preparation and permitting; roadway design; comprehensive grading and earthwork analysis; design of erosion control plans; design of storm drainage, sanitary sewer and water distribution systems; design of stormwater management and water quality Best Management Practices facilities; and coordination with environmental consultants for permitting with the U.S. Army Corps of Engineers for wetland encroachments and the Georgia EPD for Stream Buffer Variance approvals. Land Surveying services include boundary surveys and topographic surveys.

Since 1994, DCG has provided the following professional services for IDI: site research and feasibility studies; rezoning and variance assistance; land planning; boundary and topographic surveying; post-construction surveys; preparation of Final Plats; full construction plan preparation and permitting; roadway design; comprehensive grading design with earthwork analysis; design of erosion control plans; design of storm drainage, sanitary sewer, and water distribution systems; floodplain analyses and applications to FEMA for floodplain encroachments; coordination with environmental consultants for wetland encroachments and with the Georgia EPD for Stream Buffer Variance approvals; and assistance in obtaining DRI approval from the Atlanta Regional Commission.
One notable project that DCG designed for IDI is Shawnee Ridge in Suwanee, Georgia, a 600-acre industrial park that serves distribution, warehouse, and light-manufacturing needs in the northeast metro Atlanta market. The park, with over 5,000,000 square feet of office / warehouse space in the project, and buildings with sizes ranging from 80,000 square feet to 400,000 square feet, includes owners and tenants such as Daewoo, GTE, Home Depot, ITC^DeltaCom, Motorola, NCR, and Tech Data.

Expanding its ever-increasing presence in the northeast metro Atlanta market, industrial eveloper IDI is currently developing a 317-acre business park in Buford, Georgia to accommodate the distribution, warehouse, and light-manufacturing needs in the Interstate 985 corridor with building sizes ranging from 120,000 square feet to 1,000,000 square feet.
DCG provided a full compliment of consulting services for the project, including: feasibility studies; site layout master plans; grading studies; Atlanta Regional Commission Development of Regional Impact application and assistance; floodplain analysis and associated Federal Emergency Management Agency Conditional Letter of Map Revision application; boundary and topographic surveys; rezoning application and assistance; U.S. Army Corps of Engineers permitting and assistance (with environmental engineers); stormwater management and water quality best management practices design; full civil engineering construction plans; site record drawings; and preparation and recording of Final Plat.
